અમદાવાદ: ભારતીય રિયલ એસ્ટેટ ક્ષેત્રમાં મોટા ફેરફારો જોવા મળી રહ્યા છે. આગામી દાયકામાં દેશમાં 10 કરોડ નવા મકાનોની જરૂર પડશે. આ વધતી માંગનું કારણ મુખ્યત્વે વધતી જતી વસ્તી, શહેરો તરફ વધતું આકર્ષણ અને જીવનધોરણના વધુ સારા સ્તર માટે પ્રબળ ઈચ્છા છે.

મિલકતની કિંમત માં વધારો અને રોકાણ પર વધુ વળતર

રિપોર્ટમાં એ પણ જાણવા મળ્યું છે કે દેશના ટોચના 7 શહેરોમાં મિલકતની કિંમતો છેલ્લા બે નાણાકીય વર્ષમાં 13%ના વાર્ષિક દરે વધી છે. આનો અર્થ એ થયો કે ડોઝિંગ રિયલ્ટીમાં રોકાણકારોને સરેરાશ 32% વળતર મળ્યું છે. ખાસ કરીને, 2023-24માં ફુગાવામાં 1.3% થી 5.4% સુધીનો ઘટાડો સરેરાશ પ્રોપર્ટી માર્કેટમાં વૃદ્ધિ માટે ફાયદાકારક રહ્યો છે.

રોકાણ કરવાનો યોગ્ય સમય

નિષ્ણાતોના મતે આ દિવસોમાં રહેણાંક અને કોમર્શિયલ પ્રોપર્ટીમાં રોકાણ કરવું ખૂબ જ નફાકારક છે. એરપોર્ટ, મેટ્રો કનેક્ટિવિટી અને શહેરની સ્વચ્છતા જેવી આધુનિક સુવિધાઓને કારણે અમદાવાદ અને દેશના અન્ય મોટા શહેરોમાં વધુ લોકો ઘરો ખરીદી રહ્યા છે.

રિયલ એસ્ટેટમાં વધતી માંગ અને તેજી

રિપોર્ટ અનુસાર, વિશ્વની સૌથી ઝડપથી વિકસતી અર્થવ્યવસ્થાઓમાંની એક ભારતમાં ઘરની સરેરાશ આવક સતત વધી રહી છે, જેના કારણે રિયલ એસ્ટેટ પણ વધી રહી છે. લગભગ 9.5% પરિવારોની વાર્ષિક આવક ₹13.4 લાખથી વધુ છે, જે રિયલ એસ્ટેટમાં એક નવો ઋષિ ખોલે છે. 2023ના અંત સુધીમાં લગભગ 7 કરોડ પરિવારો નવા ઘર ખરીદવાના મૂડમાં છે.

નિશ્ચિત આવકમાં વધારો

ભારતના રિયલ એસ્ટેટ ઉદ્યોગના નિષ્ણાતો માને છે કે આગામી દાયકામાં આ ક્ષેત્રમાં 76 લાખ કરોડનું રોકાણ થઈ શકે છે. સરકાર મકાનોની માંગને પહોંચી વળવા પ્રોત્સાહક નીતિઓ લાગુ કરી રહી છે. ખાસ કરીને મધ્યમ આવક વર્ગ માટે નવા ઘરના વિકલ્પો વધવા સાથે, લોકો હવે ઘરની માલિકીના તેમના સપનાને સાકાર કરી રહ્યા છે.

ઊર્જાસભર શહેરો અને વિકાસ

મહાનગરો અને નવા ઉદ્યોગો શહેરોમાં મોટા પાયે વૃદ્ધિ કરી રહ્યા છે. પ્રોપર્ટી માર્કેટની સ્થિરતા અને વિકાસ પણ રોકાણકારો માટે લોન મેળવવાનું સરળ બનાવે છે. 2023 માં, અમદાવાદ સહિત દેશના અન્ય શહેરોમાં પ્રોપર્ટી માર્કેટમાં મોટા સોદા થયા છે, જે વૃદ્ધિની નવી વિંડો સેટ કરે છે.

એવો અંદાજ છે કે, જો આ પ્રગતિ ચાલુ રહેશે, તો રિયલ એસ્ટેટ ક્ષેત્ર આગામી દાયકામાં સફળતાની વધુને વધુ ઊંચાઈઓ સર કરશે. આ પરિવર્તન આર્થિક અને સામાજિક બંને મોરચે ફાયદાકારક સાબિત થવાનું છે.
